How can I meet people in the TVPOA?The Tubac Valley POA hosts gatherings in the Spring and Fall. Planned social gathering will be announced on the website but details will only be provided by email. Make sure you create an account on this website so you can receive this information. You may also make a note to attend the next Annual Member Meeting which is always held the 2nd Friday of February.

What does the TVPOA Board of Directors (BOD) do?The Board of Directors is responsible for the overall management of the Tubac Valley Property Owners Association and the Tubac Valley County Club Estates subdivision, including tracking property sales and purchases, collecting dues and assessments, maintaining the roads and common areas, appointing members of the Architectural Committee and selecting the Supervising Architect. The Architectural Committee and the Supervising Architect are responsible for setting and enforcing architectural standards and construction policies, and levying fines and penalties for violation of the subdivision Covenants and Restrictions

How many directors do we have and how long do they serve?There are seven directors elected by TPVOA members at the Annual Member Meeting in February. The Board of Directors elects the officers: President, Vice-President, Treasurer, Secretary, and Chair of the Architectural Committee. Directors are elected for three-year terms in a staggered cycle with typically two or three transitions occurring each year. Applications to be a Director are solicited in December and Directors are selected at the Annual Member Meeting. Officers are elected annually by the BOD following the Annual Member Meeting for a one-year term.

Does the BOD welcome resident engagement in managing the TVPOA?Yes! Unlike other property owner associations, the TVPOA does not hire a “community manager” (i.e., an individual licensed by the Arizona Department of Real Estate). This keeps our dues low. We do pay for an administrative assistant to keep track of dues, purchases, sales, and other relevant data. To keep this business model, we depend on members of the TVPOA to contribute their time and expertise to managing the Association by volunteering to serve as directors, officers and committee members.

Can I attend a BOD meeting?Yes. Check the website or send an email to secretary@Tubacvalleypoa.com to get the date, time, and location of the next meeting.

When are the BOD meetings?Meetings are held at least four times a year in addition to the BOD’s meeting immediately following the Annual TPVOA Member meeting in February. Planned meetings will be posted on the website.

Do we have annual TVPOA member / owner meetings?Yes, the 2nd Friday of every February. All members will receive notice of the date and location of this meeting via an email from the TVPOA Secretary. The meeting will also be posted on the website.

How much are my TVPOA dues?The dues are $425 a year per lot (2025), subject to change.

We are selling our home. What TVPOA procedures do we need to follow?The title company handles TVPOA information between buyers and sellers. Have the title company contact the administrative assistant at admin@tubacvalleypoa.com. Additionally, when the TVPOA receives notice of a prospective buyer, an inspection of the exterior of your home (or vacant lot) will be conducted by the Architectural Committee to determine if there are any visible violations of the “Covenants and Restrictions” (C&Rs). Notice of any violations will be sent to the seller and to the prospective buyer through the title company handling the sale.

We are interested in acquiring / building on a Tubac Valley Country Club Estates lot. How do I get a copy of the architectural requirements?View the “Covenants and Restrictions” (C&Rs) and the “Construction Documents” from this website. The Construction Documents contain an explanation of the C&R requirements for construction. We also strongly advise you to contact the Chair of the Architectural Committee if you have any questions by emailing ArchComm@Tubacvalleypoa.com.

Whose responsibility is it to keep the area around the roads clear of tree branches obstructing traffic?TVPOA will periodically trim minor branches from trees growing on owners’ property that overhang TVPOA roads. Normally this maintenance will be done at TVPOA expense to a height of 10 ft. However major overhanging limbs which require special equipment to trim are the responsibility of property owners.
